Housewizz is a browser extension and website based in the UK. Questions about your data, or requests to see or delete it: hello@housewizz.com.
Housewizz runs in your browser. It never sends us who you are alongside what you look at: not your browsing history, your searches or the homes you save.
Stored on your device (browser storage): prices and sale statuses it has seen on listings you viewed, any EPC certificate you chose with "Not this home?", and your settings, including mortgage figures you enter. Removing the extension deletes all of it.
Shared price history. To build a history of asking prices that every user can see, Housewizz sends the server the asking prices and sale statuses (for sale, under offer, sold STC) it sees on listings, and about each listing its postcode area (such as BA4), property type, bedrooms, floor area, date listed and its pin on the map, as the listing itself shows it. The pin lets Housewizz link the same home across Rightmove, Zoopla and OnTheMarket, and spot when it comes back as a new listing. It never sends your search or anything about you. Each batch carries a random ID made fresh every day, so we can tell how many people saw the same price on a day but can't link one day's views to the next, to your install or to your membership. Only what Housewizz saw itself is sent, never data from other extensions.
Shared address corrections. When you use "Not this home?" to pick the right EPC certificate for a listing, that pick is sent to the Housewizz server: the listing ID, its postcode, the certificate you chose (or "none of these"), the one we had guessed, and a few listing details the matcher used (floor area, rating, house type, date listed). It is tied to a random ID created for your install, never your name, email or browsing. When two or more people agree, other users see that address as "Confirmed by buyers".
If you join as a founding member, you do it inside the extension, with your email address and a 6-digit code we email you. We no longer ask for a first name. We keep your email address, your invite code, the code of the friend who invited you (if any), and when you agreed to be emailed. We use this only to run your membership and to email you about Housewizz, which you agree to when you join. We don't sell it or share it. You can unsubscribe from any email, and ask us to delete your membership at any time.
The email code is stored hashed and deleted once it is used or after 10 minutes. After you join, the extension keeps a sign-in token, and the server stores only a hashed copy. That lets the same email sign in on another browser with a new code. Codes are emailed through Resend, which acts for us.
Install registration. When installed, the extension registers a random install ID with the server, along with the extension version, the dates it was first and last seen, and the invite code it arrived with (if any). This is so referrals are counted only for real installs. It is never tied to your name, email or browsing.
Where it's kept. The Housewizz server and database run on Cloudflare, in Western Europe. Cloudflare processes this data on our behalf and doesn't use it for anything else.
Requests the extension makes while you browse, only to look things up for the listing or area you are viewing:
- Rightmove, Zoopla and OnTheMarket (the same site you are on) for listing details
- HM Land Registry (sold prices), the government EPC register, postcodes.io, planning.data.gov.uk, PlanIt, data.police.uk, the Environment Agency (flood data) and OpenStreetMap (schools)
These services receive the postcode or location being looked up, as any website you visited would. No personal details are sent.
The website doesn't use cookies, analytics or tracking. Its example photo is loaded from Unsplash. If you arrive from a friend's invite link, it keeps the invite code in your browser (localStorage) so the extension can pick it up after you install. The extension reads it from housewizz.com pages for that purpose only.
Your rights. Under UK data protection law you can ask to see, correct or delete the data we hold about you, or object to how we use it. Email hello@housewizz.com. You can also complain to the Information Commissioner's Office (ico.org.uk).
Housewizz is not affiliated with Rightmove, Zoopla or OnTheMarket. Sold prices are HM Land Registry Price Paid Data (Open Government Licence v3.0). The negotiation signal is a summary of public data (days listed, price cuts seen, recent sold prices nearby). It is not advice and says nothing certain about what a seller will accept.
